Rapid-build defects in new construction
The Highway 14 and Pelham Road corridors have produced thousands of new builds in the last decade. Speed comes at a cost. We routinely find missing roof flashing, improper grading, framing shortcuts, incomplete punch lists, and HVAC systems undersized for square footage. New does not mean defect-free.
Aging septic in outer Greer
Plenty of Greer properties on the outskirts (toward Tigerville, Tyger River, and rural Spartanburg County) still run on septic. We do limited septic inspections that catch failing tanks, root intrusion, and saturated drain fields before they become a five-figure surprise after closing.
Drainage failures from new development
When farmland gets paved over fast, the water has to go somewhere. We see chronic drainage and grading issues in newer Greer subdivisions: standing water in crawlspaces, downspouts dumping at the foundation, and lots that slope toward the house instead of away.

Greer has a lot of brick ranches from the 1970s and 80s along Wade Hampton and the older parts of Pelham. We commonly find aluminum branch wiring, undersized service panels, double-tapped breakers, and Federal Pacific or Zinsco panels that need replacement.

Not every Greer property is on city water. Toward the Greenville/Spartanburg county line and out near Tigerville, well water is common. We do bacteria, lead, nitrate, and pH testing with lab-certified results, often bundled with the home inspection.
